Mortgage approval in principle: how to compare offers
Understand an Israeli mortgage approval in principle: compare the conditions, distinguish forecasts from commitments and check what remains before funds can be released.

An Israeli mortgage approval in principle is a bank offer based on the information you supplied, subject to verification and the stated conditions. It helps you understand the proposed financing and compare alternatives. It does not mean the money is already available for transfer. Your household budget, the property and the transaction payment dates still need to fit together.
Check what the offer actually covers
Start with the loan amount, purpose, borrowers, property and term of each track. If these inputs differ between offers, a difference in monthly payment is not a clean comparison of price. Keep a separate list of outstanding conditions, missing documents and validity dates. Ask the bank how a change in employment or transaction details affects the offer.
Read four comparison measures together
- Initial monthly payment: the starting point for your budget, rather than a description of the entire loan.
- Highest expected monthly payment: a forecast-based measure, not a contractual ceiling.
- Projected overall interest rate: a comparison measure based on the offer and its stated assumptions.
- Projected total payments: the expected payments across the term; ask which additional costs need separate consideration.
These measures are explained in the Bank of Israel mortgage transparency guide. Forecasts provide a common comparison framework, while actual outcomes also depend on rates, indexation and later changes to the loan.

Compare matching inputs, not only opening payments
Request offers for the same amount and term, and read the standardised baskets alongside the individually proposed mix. Identify which portions are index-linked and when variable rates reset. Extending the term can reduce the opening payment while increasing total cost. The mortgage track-mix guide explains the mechanisms behind those differences.
For illustration
Illustration only: two households request the same amount. One offer runs for a shorter term and the other for a longer term. A lower opening payment on the longer offer does not establish a better rate or a cheaper loan. Compare term, adjustment mechanisms and overall projected cost before drawing that conclusion.
What remains before the money is transferred?
The supplied information must be supported by documents, and the property must meet the lender’s requirements. Valuation, legal checks, insurance and security registration may also be required for the transaction. Prepare the application document file, then distinguish what is needed now from what belongs to the execution stage. Ordering every possible document at the beginning can create unnecessary work.

What to bring to a comparison meeting
- Complete offers, including conditions and notes, rather than a cropped rate screenshot.
- The transaction payment schedule and the source of your own funds.
- A household budget showing what remains after repayments and ordinary expenses.
- Questions about what can change, what remains conditional and what happens if completion is delayed.
Mortgage guidance connects the written offer with your circumstances and transaction dates. The useful next step is identifying gaps before treating an approval in principle as completed financing.
Common questions
Does approval in principle guarantee completion?
No. Verification and the bank’s transaction-specific conditions still need to be completed. Read the actual offer and its validity conditions.
Is the highest expected payment the most I could pay?
No. It is based on a forecast. Changes in economic conditions can produce a different result.
