One salaried, one self-employed: your mortgage file
Preparing a joint Israeli mortgage application with different income sources? Organise personal and shared documents, explain unusual deposits and avoid double counting.

When one partner is salaried and the other self-employed, prepare one mortgage file with a separate income picture for each borrower. Property and transaction documents are shared; payroll and business evidence follow the person earning the income. If one person has both employment and self-employment income, include both sources rather than selecting only the easier one.
Income, deposits and business turnover are different
A payslip, taxable income and a bank-account movement do not measure the same thing. Business turnover is before expenses, and a transfer from the business account to the joint account is not automatically additional income. Before adding amounts together, check what each document represents and its reporting period. The file should explain the source without counting the same money twice.
Prepare evidence for each borrower
- Salaried borrower: payslips for the requested period and, where needed, an explanation of a job change, bonus or employment interruption.
- Self-employed borrower: tax records and income confirmation appropriate to the lender and current filing status. State clearly if a return has not yet been filed.
- Both borrowers: identity documents, relevant account statements and existing commitments according to the lender’s list.
- The transaction: purchase or property-rights documents and evidence of own funds, organised once in the shared file.
An example of a bank’s document checklist distinguishes employment, self-employment, a new business and additional income. It illustrates why requirements vary; it does not establish the documents or periods every lender will request.

A joint account still needs an explanation of sources
If salary and business transfers arrive in one account, the source and earner still matter. Where a business account supports income or repayments, clarify which records are needed. Identify a large transfer, expense reimbursement or family gift separately and supply appropriate supporting evidence when requested. A large deposit alone does not establish recurring income.
For illustration
Illustration only: one partner receives a regular salary while the self-employed partner transfers varying sums into the joint account. A family gift for the property deposit also arrives that month. The file separates salary, business income and the gift instead of presenting all monthly deposits as a regular income figure.
Avoid requesting everything at once
Start with the core application file and add relevant supplements. A new business, employment change or overseas income remains a question for assessment, not an assumption that the full amount will be accepted. Valuation, security and completion documents belong to the appropriate stage. The self-employed income guide explores the income side further.

A final check before submission
- Does each income source have suitable evidence without duplicate counting?
- Are periods clear and all pages complete and readable?
- Do listed loans match the repayments visible in the accounts?
- Have missing documents, unfiled returns and irrelevant items been distinguished?
An organised file does not guarantee approval or a particular recognised income. It makes the discussion with the lender more precise. Mortgage guidance connects the evidence with the budget, transaction and current document requirements.
Common questions
Should someone who is both employed and self-employed present both activities?
Yes. Present the full income picture and clarify evidence for each source. Recognition depends on the lender’s assessment and requirements.
Must a property document be uploaded twice?
Usually it is organised once in the shared file. The lender’s submission interface and requirements may call for a specific upload or association.

A joint application does not need duplicate piles of documents. An introductory call can clarify which income sources exist and how to present them clearly.
